Landmark Walsh Hughes, as exclusive agents, will submit "Myroolia and "Part Romani", Fords Bridge for public auction. The sale of the properties presents an opportunity to purchase well improved and developed Western Division grazing country. The properties are being offered individually and the sale of one property is not contingent on the other.

"Myroolia" has had only two owners since settlement with the Davis Family acquiring the property in 1948. As such they have held it for the past 70 years. "Part Romani" was acquired in 1971.

"Myroolia" and "Part Romani" have been very well maintained and managed. The country is showing the benefits of a conservative approach to grazing on a rotational basis. Together they have the capacity to run 8,000 DSE with additional income from seasonal goat harvesting and HIR carbon projects. The current management has consisted of a Merino/Woolcutting/breeding operation with a Poll Hereford-Charolais cross herd of cows along with seasonal trading of cattle.

The properties are located approximately 125 km. north west of Bourke in the Fords Bridge district. "Myroolia consists of 18,522 ha. (45,796 ac.) Western Lands Lease which includes 258 ha. (640 ac.) of Freehold and "Part Romani" 9,497 ha. (23,468 ac.) Western Lands Lease.

Both properties have a good diversification of soil types which consist of good, soft red country that runs into expansive areas of black country which, at times benefits from low level flooding. There is a good mix of timber and the properties have the capacity to grow an excellent mix of Summer Grasses, Winter Salines and herbages with some areas of Woody shrubs. The fencing and water infrastructure are very good. Both "Myroolia" and "Part Romani have numerous trapped enclosures making it easy to muster and handle livestock.


"Myroolia" has a diverse mix of soil types, timber and vegetation with the red country running from soft, open Mulga grasslands and Gidyea country to fringe, red country that grows Beefwood, Corkwood, Rosewood, Belah, Whitewood and Supplejack. The open flood plain and flats are fed by the Kerribree Creek system.

Improvements include:
- 1954 built homestead consisting of 4 bedrooms, lounge, kitchen, closed in verandah, bathroom and 2nd toilet.
Attached to the house is a 2 mtr. x 2 mtr. coolroom. Rural power, STD phone and Satellite internet

"Myroolia is well fenced with 85 plus kms. of new fencing having been constructed in the last 20 years with a significant part of it being hinged joint. The northern and Western boundary is of 5 plain and 1 barb wooden construction that is in sound condition.
The property is divided into 20 grazing paddocks with 6 hinged joint fenced enclosures.

Stock water is a feature of "Myroolia" with 4 bores and 5 dams.
- Myroolia House Bore: An artesian flowing bore equipped with a windmill and power at the bore sight.
- Woolshed Bore: Equipped with electric submersible
- Ebbies Bore: Solar equipped with a new Grunphos pump.
- Chapman's Bore: An Artesian flowing bore that was capped in 2012 and equipped with solar.
"Myroolia" also has 5 dams that are between 10,000 and 20,000 cubic yards. George's dam in "Myroolia" paddock is equipped with a Waterboy Solar pump.

"Part Romani"

- Steel and timber sheepyards including cattle panels to handle cattle with loading facilities.

"Part Romani" has had 80 plus kms. of new fencing constructed during the last 20 years with all the boundary fencing being hinged joint. The property is divided into 10 grazing paddocks with 5 hinged joint fenced enclosures.

"Part Romani" is also well watered with 4 dams (10,000—20,000 Cubic yards) and 1 share dam.
- High Windmill Dam in Freddies paddock has a solar Waterboy pump.
- Freddies paddock has an open dam and West and East -- Colman's share a dam that is fenced with hinged joint fencing.
- Lawler's paddock dam has a Grunphos Solar pump and is also enclosed with hinged joint fencing.

Both "Myroolia and "Part Romani" have significant human induced regeneration Carbon Projects in place that have yielded a significant income stream over the past several years. Subject to the contract, each project will transfer with the title to the respective properties
